Mold assessments (inspection & testing) and mold remediation are two different processes during a mold contamination and remediation project which should be kept separate for the protection of property owners and occupants. We are able to recommend reputable third-party remediation companies to help perform the next steps. At We Inspect Mold, we pride ourselves on providing unbiased, independent mold and air quality inspections and testing and we can always refer you to professional remediation companies to help ensure your health, well-being, and safety.
The Florida State Statute, 468.8419, provides rules and requirement for mold inspectors and mold remediation companies, which includes the requirement for separate companies to handle the mold assessment and the mold remediation. Only a small group of Division 1 Contractors are able to handle both with proper disclosures provided to the client.
Any reputable mold remediation company will insist on receiving post-remediation clearance based on a final inspection and testing protocol, performed by a third-party mold assessor.

We Inspect Mold works closely with insurance claim specialists, mortgage companies and remediation companies to provide them with detailed reports, mold remediation protocols and work site plans. After the remediation work has been completed, we test all areas where mold was discovered with surface and air quality testing. The final step in the mold removal process is a post-remediation survey to verify and document that your home or business has been remediated completely. If you are paying for this work out-of pocket, then confirmation of success before payment will be necessary so there's no chance that any leftover mold spores or fungus will be coming back after all this hard work and money have been spent!
If an insurance company requires third party clearance tests ahead of funding/making payments; They want evidence their house was cleaned properly - meaning no hidden problems will reappear and cost them more money in the future.
Post-remediation clearance testing should never be performed by a mold removal contractor waiting to get paid for his work. This is no different than a student grading his own final exam. Many mold remediation contractors even offer "FREE" clearance testing. Some will include it in the price of the job. But it is never in your best interest to let a contractor grade his final exam. Post-remediation clearance testing should always be done after all the mold has been removed but before any re-construction work begins so the inspector can visually see that there is no mold left on the remediated materials.
